Yare View House is a stunning riverside property that sleeps up to 6 in 3 bedrooms. The property boasts a large open plan living area with a decorative free hanging fuel stove and glass staircase to the first floor. On arrival into the property you will immediately feel at home in this exquisite and luxurious accommodation.

The first floor offers 3 spacious bedrooms, the master bedroom has an en-suite bathroom and stunning views of the River Yare from the floor to ceiling window. There is a spacious second double bedroom and a twin room, plus a separate bathroom. Furnished to a high standard, Yare View House boasts floor to ceiling sliding glass doors that open out on to a large decked area overlooking the tranquil River Yare. The decking area is the perfect spot to have your morning cuppa as you watch the river burst into life. The open plan kitchen offers a social space for a lazy brunch before heading out for the day. The adjacent dining table will easily accommodate a larger group of family or friends and is perfect for social gatherings.

Please note: The property is located right on the water’s edge and has an interior glass staircase leading up to the bedrooms. Caution is required for the safety of young children.

You are perfectly situated near to Brundall Gardens Station and Marina, making it easy for you to explore Norfolk without the need for a car. Both the medieval city of Norwich and also the seaside town of Great Yarmouth are both accessible by car and train. More locally, you have easy access to the RSPB site Strumpshaw Fen nature reserve and Strumpshaw Steam Museum both located on the outskirts of the village. Fairhaven Water Gardens are within a 10 minute drive. Here you will find 130 acres of cultivated, wild and natural plantings and it is a haven for wildlife enthusiasts. Stroll around the 4 miles of woodland pathways where you will be graced with views over their own private Broad. Short boat tours are offered on South Walsham Broad.

Brundall village is well serviced with a good selection of shops including a supermarket, garden centre, chemist, and a selection of take away restaurants. You will also find a couple of nice riverside pubs if you fancy dining out one evening. On return to your accommodation after your busy day of activities perhaps have an aperitif before firing up the BBQ for some al fresco dining on your decking. Alternatively, grab a book and take a seat in the nook at the bottom of the featured staircase for a relaxing few hours. As the sun sets over the river head indoors and relax in the open plan lounge. The L-shaped sofa seating offers plenty of space for socialising in the evenings. With several modern fixture and fittings, a beautiful ambiance and homely setting, a stay here will ensure you return home feeling relaxed, refreshed and revitalised.

Later arrivals can be accommodated - please inform time of arrival upon booking and information will be provided on the morning of arrival as to how to gain access.

A security deposit of £200 is pre-authorised on a card on arrival at check-in (or over the phone if arriving after 5pm). This will be released after checkout, if the property is left in a good condition.

Yare View House is in a fantastic location on the Norfolk Broads, within short reach of local villages, pubs and restaurants. You are also within walking distance of the train station, Brundall Gardens.

Terms & Conditions


1. Making your booking

At time of booking, you will be requested to pay a booking deposit of 20% if your holiday start date is more than 8 weeks after the date of your booking. If your booking is within 8 weeks of your holiday start date, full payment will be required at time of booking.
On receipt of your booking deposit, a contract of hire exists between the hirer and the owners.

2. Payment of the balance of hire

Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of full cancellation charges.

3. Refundable security deposit

A security deposit of £200 is preauthorised on your card on the day of arrival and released after checkout, if the property is left in a good condition.

4. Changes to your booking

After your booking has been confirmed, any changes will incur an administration cost of £35.00 to cover the cost of replacement paperwork. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.

5. Cancellation by the hirer

In the event of cancellation by you 8 weeks or more before your holiday, your 20% booking deposit will be non-refundable and you may be eligible to claim on your holiday cancellation insurance if taken (see item 6 below). Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the 20% booking deposit will be forfeit to cover administration and re-letting costs.

6. Cancellation by the owner

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by the hirer will be refunded in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the hirer.

7. Cancellation and Personal Insurance

It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self-catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.

Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.

8. Liability

The Owners accept no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer's party or property whilst in occupation of the property or its grounds insofar as this results from proven negligence of the Hirer or any member of the Hirer's party.

9. Bed linen and Towels

Your hire includes all bed linen and towels.

10. Pets

Strictly no pets are allowed.

11. Safety of children

The property is situated next to the River Yare and the gardens are unfenced with immediate access to the river, so children must be supervised at all times and are the sole responsibility of the parents or guardian.

12. Smoking

For the comfort of all guests and staff, no smoking or vaping is permitted inside the premises.

13. Behaviour

Behaviour of guests, and visitors, should not be excessive or rowdy, especially at night. Offensive or illegal behaviour will not be tolerated. You should show consideration to the owners, your neighbours and other guests at all times.

14. Price changes

Prices are correct at the time of publication but may change without notice with the exception of confirmed bookings. Confirmed bookings will not alter other than to reflect any changes in tax.

15. Arrival and departure times

Your holiday hire includes use of the property from between 3.00pm - 5.00pm on the day of arrival (later arrivals can be accommodated) as specified in your booking confirmation until 10.00am on the specified day of departure. Later checkouts will result in an additional charge and must be agreed by the owner in advance.

16. Maintenance Work

Improvements, maintenance and refurbishment to the facilities in the lodges and the grounds are carried out throughout the year. The owners will always do their best to ensure guests are not inconvenienced.

17. The owners reserve the right to refuse any booking.

18. Web Site & literature differences or omissions

Our web site and literature is intended as a guide to the property and facilities only, and we reserve the right to make changes to the facilities provided or to the properties without prior notice. We regret we cannot accept any liability for errors mistakes or omissions which may arise from any differences between the properties or the facilities provided and our website or literature.

19. Force Majeure

The Owner shall not be liable for any loss, breach or delay due to any cause beyond the Owner's reasonable control including though not limited to Act of God, Explosion, Flood, Tempest, Fire or Accident, War or Threat of War, Sabotage, Insurrection, Civil Disturbance or Requisition, Acts, Restrictions, Regulations, Bye-laws, Prohibitions or Measures of any kind on the part of any governmental, parliamentary or local authority, Embargoes, Strikes, Lock-outs, or other Industrial Actions or Disputes. Under any such case the Owners shall be entitled to treat the contract as discharged.

Fishing on the Broads

Important Information

  • Fishing is available direct from the decking of the property.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency.
  • Fishing available during open season. Closed season is between 14th March - 16th June.
  • Use barbless or micro-barb hooks where possible. They are kinder to fish and hook removal is much easier.
  • Return your catch carefully, do not slide or tumble fish down the keepnet into the water.
  • Bait fridge available at the property.

Boat Hire - The best way to explore the Broads is on the water! A day boat is available to rent from the Brundall Gardens Marina.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

  • There is an illuminated ramped wooden walkway leading to the spacious glass fronted entrance foyer and cloakroom.
  • There are wooden floors throughout the communal areas of the property that may be slippery underfoot when wet.
  • Open tread stairs on the wooden and glass staircase. Caution should be taken with young children and also less infirm guests. There is a handrail on one side for assistance.
  • There is an accessible wet room/bathroom with a walk in shower on the first floor.
  • There is a threshold step at the glass patio doors leading to the outdoor decking.
  • There are around 5 steps leading down to the grassed river frontage.
  • The river frontage is unfenced so caution is required.
