Yare Cottage is a cosy 3 bedroom holiday cottage situated by the water's edge on the River Bure in the popular village of Wroxham, the renowned 'Capital of the Broads'. Ideally situated in the Peninsula development, relax and unwind watching the boats pass by or enjoy some fishing from the quay in front of the property.

This lovely self catering cottage has two double bedrooms and one twin bedroom. Ideal for family groups, couples or anglers.

On the ground floor there is an open plan living, dining and kitchen area with french doors opening onto a furnished decking area. With views of the marina this is the perfect spot to enjoy the views and watch the world float by.

Please note the boat and moorings are not for guest use.

Fishing is permitted from the quay in front of the cottage and across the publicly accessible areas of the Peninsula site.

Yare Cottage is located in the hub of the Norfolk Broads, within easy reach of the local villages, pubs, restaurants and attractions.

The Norfolk Coast and sandy beaches are a short drive away from the property.

There are numerous family-friendly attractions in the local area, including Wroxham Barns, BeWilderwood, Bure Valley Railway and Broads Tours river trips.

Terms & Conditions


When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A holiday hire contract shall only arise when your booking deposit or full payment has been made and subsequently confirmed in writing via a booking confirmation email.


1. Your Holiday Booking

Your booking is direct with the Owners of Yare Cottage and subject to their booking Terms and Conditions as set out below. To make your booking, you will be requested to pay a booking deposit of 20% of the hire cost if your holiday start date is more than 8 weeks after the date of making your booking. If booking within 8 weeks of your holiday start date, full payment will be required at the time of booking. In either case, your booking is not confirmed until either your deposit or full payment has been received and your booking has been confirmed in writing to you by the Owners of Yare Cottage.

On receipt of your booking deposit (or full payment if within 8 weeks of the start date of your holiday), a contract of hire will exist between you (hereafter referred to as 'the Hirer') and the owner of Yare Cottage. The maximum occupancy as advised by the Hirer must not be exceeded under any circumstances without prior written agreement by the owners and receipt of any additional monies where the small party discount no longer applies. At no time must the occupancy of the cottage exceed 6 guests.

2. Minimum Age of Hirer & Single Sex parties

We welcome couples, families and groups of friends but regret that we are unable to accept stag, hen or celebratory party bookings for more than 4 guests where your party is all male, all female or young groups of four or more friends where the age of the hirer (who must also be a guest) is less than 25.

3. Paying the balance of hire

Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival (or at the time of booking if within 8 weeks of your arrival). You will receive an email reminder plus secure login to enable payment of your balance when due. Please check your spam folder if this is not received 8 weeks prior to the start date of your holiday.


4. Variations of price

We reserve the right to vary prices without notice. The price of your holiday is however guaranteed once a booking confirmation has been received by you.


5. What is included in the price?

Your holiday hire includes use of the property from 4.00pm on the day of arrival as specified in your booking confirmation until 10.00am on the specified day of departure. Your rental cost includes all bed linen (except for the optional cot) and towels (one bath towel and one hand towel per guest plus a hand towel in the downstairs cloakroom), two tea towels, central heating, electricity and water. Complimentary WiFi is provided for use by guests including via the internet connected smart TV. We reserve the right to suspend or cease WiFi service for improper use or for any technical or commercial reason without explanation, liability or cost. Use of WiFi is entirely at users risk and you should ensure that any equipment used to connect to the internet is protected by suitable anti-virus and firewall software. Use of the complimentary guest WiFi access implies that you have read and fully accepted the WiFi Terms of Use.


6. Changes to your booking

After your booking has been confirmed, any changes will incur an administration cost of £30.00 to cover the cost of replacement documentation. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.


7. Cancellation by you

On confirmation of your booking, a contract of hire will exist between the Hirer and the Owners. In the event of cancellation by you 8 weeks or more before your holiday, your 20% booking deposit will be non refundable and you may be eligible to claim on your holiday cancellation insurance if taken (see item 10 below). Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the 20% booking deposit will be forfeit to cover administration and re-letting costs. Optional cancellation insurance is available.


8. Cancellation by us

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by you (the Hirer) will be refunded to you in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the Hirer.


9. Liability

The Owners accept no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer's party or property whilst in occupation of the property or its grounds insofar as this results from proven negligence of the Hirer or any member of the Hirer's party.


10. Cancellation and Personal Insurance

It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.

Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.


11. Pets

Two well behaved pet are welcome at Yare Cottage at a charge of £25 to cover additional cleaning. Please note that owners are responsible for the cost of any damages or excessive cleaning charges.


12. Smoking

For the comfort of all guests, smoking is no permitted anywhere inside the premises.


13. Web Site & literature differences or omissions

Our web site and literature is intended as a guide to the properties and facilities only, and we reserve the right to make changes to the facilities provided or to the properties without prior notice. We regret we cannot accept any liability for errors mistakes or omissions which may arise from any differences between the properties or the facilities provided and our website or literature.


14. Terms of Use of Guest WiFi

Use of the complimentary WiFi is subject to the Terms & Conditions of Use which will be provided with your booking confirmation.


15. Force Majeure

The owners of Yare Cottage shall not be liable for any loss, breach or delay due to any cause beyond the Owner's reasonable control including though not limited to Act of God, Explosion, Flood, Tempest, Fire or Accident, War or Threat of War, Sabotage, Insurrection, Civil Disturbance or Requisition, Acts, Restrictions, Regulations, Bye-laws, Prohibitions or Measures of any kind on the part of any governmental, parliamentary or local authority, Embargoes, Strikes, Lock-outs, or other Industrial Actions or Disputes. Under any such case the Owners shall be entitled to treat the contract as discharged.

Fishing on the Broads

Important Information

  • Fishing available from the quay immediately in front of the cottage on the decking and also across the publicly accessible areas of the Peninsula Site.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 15th March - 15th June.
  • Use barbless or micro-barb hooks where possible. They are kinder to fish and hook removal is much easier.
  • Return your catch carefully, do not slide or tumble fish down the keepnet into the water.

Horsey Mill on the Norfolk Broads

Local Supermarkets - 'Roys of Wroxham' is a 5 minute walk away.

Wroxham Village - There are plenty of pubs and restaurants in the village. There is also a Nisa convenience store, pharmacy, Chinese takeaway, Indian restaurant/takeaway, fish & chip shops.

Pretty Norfolk Broads Villages & market towns nearby - Horning, Coltishall, Potter Heigham, Ludham.

Museum of the Broads - Visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 11am - 3pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

Norwich - Just under 30 minutes away.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.

Nature Reserves - Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad.
