Anchor Cottage is a perfectly located riverside holiday home at the very heart of the Norfolk Broads. Offering 4 bedrooms, Anchor Cottage can comfortably sleep 2 to 4 guests. The cottage is located directly on the main river and all principle rooms enjoy waterside views. Outside, there is a small decked area with picnic bench and barbeque, all safely fenced off from the river by a white picket fence and gate. The cottage also benefits from a small (20ft) mooring which is ideal for those who wish to fish or moor a day boat which can be hired locally within a few minutes walk of the cottage. The village of Wroxham with its choice of independent shops and numerous places to eat and drink is just a 5 minute level walk away. Anchor Cottage is adjacent to Riverside Cottage (identical mirror image layout) making it perfect for two families wishing to holiday together whilst still retaining space and privacy

Bedrooms & Bathrooms

Anchor Cottage has four bedrooms located over two upper floors. The top master bedroom has an en-suite bathroom with corner bath, whilst the first floor has the second double bedroom, twin bedroom and a further fourth bedroom with large bunk beds.

The ground floor has a cloakroom with toilet and wash basin. On the first floor there is a walk in shower room with toilet and washbasin and on the top floor there is an en-suite bathroom with corner bath, toilet and wash basin.

Pets

Pets are not permitted in Anchor Cottage (but are welcome in Riverside Cottage next door).

Location Information

Anchor Cottage is located within a short level 3 minute walk of the centre of the village of Wroxham, often referred to as the 'Capital of the Broads'. Within the village centre, there is an excellent supermarket, department store and range of independent stores, restaurants and pubs.

You can hire a day boat from the village or take one of the guided trip boat tours to explore the surrounding waterways

Anchor Cottage also makes the perfect base to explore wider afield including the many nearby beaches (20 minutes drive), historic houses and gardens and many varied visitor attractions

  • Electric Vehicle Charging: A dedicated 7kW Type 2 (non-tethered) electric vehicle charging point is available for guest use (please bring your own Type 2 charging cable). This is located alongside the off street guest parking. Electric vehicle charging is paid through a part refundable pre-paid EV Charging Deposit. The final cost is based on your actual kWh usage. On departure, you will receive an email statement of the number of kWh used and the actual charging cost. This is deducted from your charging deposit and any balance refunded or extra cost charged. Terms & Conditions


When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.


1. Your Holiday Booking

Your booking is direct with the Owners of Wroxham Cottages (Anchor & Riverside Cottages) and subject to the booking Terms and Conditions as set out below. To make your booking, you will be requested to pay a booking deposit of 20% of the hire cost if your holiday start date is more than 8 weeks after the date of making your booking. If booking within 8 weeks of your holiday start date, full payment will be required at the time of booking. In either case, your booking is not confirmed until either your deposit or full payment has been received and your booking has been confirmed in writing to you by the Owners of Wroxham Cottages.

On receipt of your booking deposit (or full payment if within 8 weeks of the start date of your holiday), a contract of hire will exist between you (hereafter referred to as 'the Hirer') and Lesley and Nigel Richards trading as Wroxham Cottages (hereafter referred to as 'the Owners'). The maximum occupancy as advised by the Hirer must not be exceeded under any circumstances without prior written agreement by the owners and receipt of any additional monies where the small party discount no longer applies. At no time must the occupancy of either cottage exceed 8 guests.

2. Minimum Age of Hirer & Single Sex parties

We welcome couples, families and groups of friends but regret that we are unable to accept stag, hen or celebratory party bookings for more than 4 guests where your party is all male, all female or young groups of four or more friends where the age of the hirer (who must also be a guest) is less than 25.

3. Paying the balance of hire

Your balance of hire is due for payment, without demand, no later than 8 weeks prior to your arrival. In addition, we will request your refundable security deposit (where applicable - please see item 10 below) of £150 together with your balance of hire or at the time of booking if within 8 weeks of your arrival.


4. Variations of price

We reserve the right to vary prices without notice. The price of your holiday is however guaranteed once a booking confirmation has been received by you.


5. What is included in the price?

Your holiday hire includes use of the property from 4.30pm on the day of arrival as specified in your booking confirmation until 9.30am on the specified day of departure. Your rental cost includes all bed linen (except for the optional cot) and towels (one bath towel and one hand towel per guest plus a hand towel in the downstairs cloakroom), two tea towels, gas fired central heating, electricity (excluding optional 7kW Electric Vehicle charging) and water. Complimentary WiFi is provided for use by guests including via the large internet connected smart TV. We reserve the right to suspend or cease WiFi service for improper use or for any technical or commercial reason without explanation, liability or cost. Use of WiFi is entirely at users risk and you should ensure that any equipment used to connect to the internet is protected by suitable anti-virus and firewall software. Use of the complimentary guest WiFi access implies that you have read and fully accepted the WiFi Terms of Use.


6. Changes to your booking

After your booking has been confirmed, any changes will incur an administration cost of £20.00 to cover the cost of replacement paperwork. Changes within 8 weeks of the start date of your holiday may incur additional cancellation charges and all requested changes will be subject to availability.


7. Cancellation by you

On confirmation of your booking, a contract of hire will exist between the Hirer and the Owners. In the event of cancellation by you 8 weeks or more before your holiday, your 20% booking deposit will be non refundable and you may be eligible to claim on your holiday cancellation insurance if taken (see item 10 below). Cancellation within 8 weeks of your holiday will forfeit the full hire amount paid (or due) unless the owners can re-let the property in which case only the 20% booking deposit will be forfeit to cover administration and re-letting costs. Optional cancellation insurance is available.


8. Cancellation by us

Should a property suddenly become unavailable for the dates hired by you due to unforeseen circumstances, all efforts will be made to offer suitable alternatives. If this is not possible, then all monies paid by you (the Hirer) will be refunded to you in full with no deductions but the Owners will incur no further liability of any kind. Under no circumstances will the Owners be liable to refund any amount exceeding the amount paid by the Hirer.


9. Liability

The Owners accept no liability whatsoever for any Loss, Damage, Injury or Accident to the Hirer or any member of the Hirer's party or property whilst in occupation of the property or its grounds insofar as this results from proven negligence of the Hirer or any member of the Hirer's party.


10. Security Deposit

Where the number of guests exceeds 4, a refundable security deposit of £150 is payable with your balance of hire. This will be refunded within 10 days of the end of your holiday less any deductions for the repair of any breakages, losses or damage to the property or its contents (fair wear and tear excepted as we do understand that sometimes minor accidents do happen). If you have any breakages, please let us know as soon as possible so that we can make any necessary replacements for the benefit of subsequent guests. Please note that damages and losses are not limited to the security deposit and any costs in excess of this amount will be invoiced and payable in full without delay. The security deposit will also be used to cover any additional costs of cleaning if the property is left dirty or if vacated later than 10.00am on the day of departure.


11. Cancellation and Personal Insurance

It is very strongly recommended that you have adequate personal and holiday cancellation insurance to cover you and all members of your party. This should be suitable for UK self catering holidays arranged independently of a travel agent and should include cancellation protection cover to safeguard you against loss of the cost of your holiday in the event of unexpected cancellation.

Under no circumstances will the Owners be responsible for loss of life, personal injury, medical expenses, accidents, damage to the Hirers property, personal effects or motor vehicle(s) and you should ensure that any insurance covers such eventualities.


12. Pets

1 medium/large or 2 small well behaved pets are welcome at Riverside Cottage at a charge of £25 per pet to cover additional cleaning. Anchor Cottage is pet free. Please note that guests are responsible for the cost of any damages or excessive cleaning charges.


13. Smoking

For the comfort of all guests, smoking is no permitted anywhere inside the premises.


14. Electric Vehicle (EV) Charging

For the convenience of guests, a fast (7kW) Type 2 electric car charger is available at extra cost based upon the actual kWh used to charge your car. This is a non-tethered charger and you will need to bring our own Type 2 charging cable. Payment for charging can be made by credit or debit card or Google Pay and is made using a third party app 'Tap Electric' which can be downloaded free from the Google Play Store or Apple App Store. You can sign up to reduce the rate per kWh by up to 10% or use as a 'guest' without the need to pre-register. The cost to charge will vary slightly based on current electricity supply costs but will always be set to remain competitive. Current charging cost will be shown on the 'Tap Electric' app prior to commencing your charging session.

Important: Please note that it is strictly prohibited to plug any electric vehicle into any of the household domestic three pin sockets at the property. Failure to adhere to this requirement could constitute a serious fire risk as well as risking damage to the household power supply and invalidation of our insurance. We regret that non-compliance would result in the immediate termination of your holiday with no refund applicable.


15. Web Site & literature differences or omissions

Our web site and literature is intended as a guide to the properties and facilities only, and we reserve the right to make changes to the facilities provided or to the properties without prior notice. We regret we cannot accept any liability for errors mistakes or omissions which may arise from any differences between the properties or the facilities provided and our website or literature.


16. Terms of Use of Guest WiFi

Use of the complimentary WiFi is subject to the Terms & Conditions of Use which will be provided with your booking confirmation.


17. Force Majeure

Wroxham Cottages shall not be liable for any loss, breach or delay due to any cause beyond the Owner's reasonable control including though not limited to Act of God, Explosion, Flood, Tempest, Fire or Accident, War or Threat of War, Sabotage, Insurrection, Civil Disturbance or Requisition, Acts, Restrictions, Regulations, Bye-laws, Prohibitions or Measures of any kind on the part of any governmental, parliamentary or local authority, Embargoes, Strikes, Lock-outs, or other Industrial Actions or Disputes. Under any such case the Owners shall be entitled to treat the contract as discharged.

  • Fishing Season Dates

    Wroxham is a very popular location for all levels of anglers offering some excellent coarse and pike fishing available right from your doorstep. Pike, roach, tench, bream, rudd, perch amongst many others are regularly caught. An Environmental Agency Rod licence will be required to fish on the Broads. There are many rod hire, tackle and bait shops available locally. Please note: Fishing Season - Open Coarse Fishing Season - 16th June to 14th March (no fishing outside these dates) .

    Things to do - Wroxham & The Broads

    Canoe & Cycle Hire - Located within 100 metres of your holiday cottage is "The Canoe Man", offering both canoe and cycle hire. You can choose to hire a canoe and explore the local rivers or choose one of the fascinating guided canoe trails for those wishing to experience the outstanding beauty of different areas of the Broads in company with others and with the benefit of an experienced guide to make the most of your experience.

    Wroxham Broad - Sailing or watching the boats. Hire a boat from Wroxham town centre (two minutes walk away from the cottages), its the only way to see the broads!

    Bure Valley Railway - Opened in 1990, the Bure Valley Railway offers an 18 mile round trip through picturesque countryside which is as varied, interesting and beautiful as any to be found on a railway journey in England. Norfolk's longest fifteen inch gauge line runs between the ancient market town of Aylsham and Wroxham, the 'Capital of the Norfolk Broads'. There are also intermediate stations at Brampton, Buxton and Coltishall. You May join or alight from the trains at any station.

    Bewilderwood - 50 acres of wild, imaginative, outdoor adventure. Treehouses, zip wires, jungle bridges, Crocklebogs, boat trips, marsh walks and great organic food. Located on the A1062 between Wroxham and Horning.
