Mallard Lodge is one of 4 lodges located within the Valley View Lodges Park. This attractive timber clad lodge has a contemporary feel inside with warm tones to provide a feeling of cosiness. It comfortably sleeps 4 people in one double bedroom and 1 twin bedroom. The lodge overlooks the smaller of the 2 lakes on site and provides you with uninterrupted waterside views from both bedrooms. The open plan layout has French patio doors leading out to the private decking and hot tub.

Within the grounds you can enjoy stunning scenery in a peaceful setting whilst enjoying excellent fishing, cycling and countryside walks. There are 2 types of woodland surrounding the boundary providing extensive flora, fauna and wildlife. For the keen fishermen amongst you then the 2 lakes are stocked with Carp, Tench, Roach, Rudd and Golden Orfe. The lakes are exclusive to Valley View guests only.

The North Devon coast caters for all age groups and you will find many things of interest for families, couples and individuals. A 40 minute drive takes you to the busy market town of Barnstaple which is located on the lowest crossing point on the River Taw. The local pannier market is open from Tuesday – Saturday each week. As well as the market there are also many independent shops, cafes and restaurants and you will soon discover that you can pick up everything from your evening dinner to some local souvenirs. Rest your weary legs at one of the lovely cafes overlooking the river for a spot of lunch or afternoon tea. On your way back to Valley View perhaps swing by the seaside village of Westward Ho! This picturesque coastal spot takes its name from the Charles Kingsley book of the same name. The beach is popular with surfers and swimmers alike. On return to your lodge, you can soak in the hot tub and then have a relaxed barbeque out on the decking.

Location Information

Mallard Lodge is located at Valley View Lakes in the beautiful Devonshire countryside. The lodges are set amongst 8.5 acres of grounds & natural woodland, situated at the bottom of a secluded valley.

There are numerous attractions in the local area, including Exmoor National Park, Roadford Reservoir, Arlington Court, the village of Clovelly, Atlantic Village at Bideford, Westward Ho!, Launceston Steam Railway, Lundy Island and Barnstaple.

The property is set in 8.5 acres of grounds and woodland. There are two lakes on-site providing excellent fishing.

Terms & Conditions


These terms and condition are a condition of booking.

1:

Bookings are from 4.00pm on the day of arrival to 10:00am on the day of departure.

2:

You are obliged to leave everything in a clean and tidy condition. You are responsible for any damage or loss sustained during your stay by you or any member of your party. All breakages and any damages caused must be paid for. Should the lodge not be left in a clean and tidy condition, and extra cleaning be required this will have to be paid for.

3:

We reserve the right to correct errors in advertised or confirmed prices. We will inform you of any errors at time of booking or as soon as we become aware.

4:

We reserve the right to charge young groups or single sex parties a refundable deposit on return of the property in an acceptable condition without damage. If the property or its contents are returned in an unacceptable condition the deposit may be forfeited.

5:

We will generally not let to groups of single sex parties. Please check with us before booking.

6:

It is a condition that you do not exceed the number of people stated on the booking form without prior consent. The total number of people should not exceed 4 in Mallard or Moorhen lodge, and the total number of people should not exceed 5 in Kingfisher or Heron lodge

7:

A binding contract between us will come into existence when you sign the booking form, or when you complete the online booking system. For telephone bookings you are deemed as having read this agreement, and this contract will come into existence at that time.

8:

When you book you must pay a deposit of 30% of the total cost of your holiday. If for any reason the deposit money is not received within 3 days of confirmation then we reserve the right to re let the accommodation. The balance of hire money is due 56 days (8 weeks) before your holiday starts failure to pay the balance by this date may lead to us re-letting your holiday.

9:

Bookings may only be transferred to third parties with our prior consent. If a booking is transferred without our consent we reserve the right to cancel the holiday.

10:

Cancellation by you. Telephone us immediately if you have to cancel your holiday. Then on the same day send us by writing your cancellation notification. Cancellation is from the date we receive your written cancellation. If you cancel you are still liable for the payment of the balance of hire money. We will endeavour to re-let your holiday, if we are able to do so you will only loose your booking deposit. If we cannot re-let your holiday you are liable for the full amount if you cancel within 8 weeks of the start of your holiday. We would therefore recommend that all guests take out holiday insurance cover, which can be arranged through your local broker, post office or online.

11:

We cannot accept bookings from anyone under 21 years of age.

12:

Bed linen is included on all holidays, all beds are made up for your arrival. Towels are not included. The rental cost is inclusive of Heating and Electric.

12A:

However this does not cover Electric Car Charging, and you must not charge your car on site.

13:

YYour booking is accepted on the understanding that the accommodation will be available for your use on the agreed date. If this is not possible for reasons outside of our control such as fire, weather damage, criminal damage or any other reason we could not reasonably foresee or avoid, we will not accept responsibility or pay compensation in these circumstances. We will offer you an alternative holiday date or a refund.

14:

You must allow us access, (including workmen) without prior notice to enter the property if special circumstances or emergencies arise.

15:

Your vehicles and their accessories and contents are left entirely at your risk. We will not be responsible for any damage or loss to any vehicle whatsoever.

16:

We cannot accept liability for any damage, expense, injury, death or loss of any nature whatsoever. This does not attempt to exclude negligence or breach of statutory duty. Whilst every attempt is made to ensure that you have a safe time during your stay, you must remember that the lodges are on the edge of fishing lakes. The lakes shelve in steeply and are deep. There is under water vegetation, so under no circumstances should you or any member of you party enter the water. We do not accept liability for trips or falls. The woodland walk is taken at your own risk. The woodland is over 400 years old and part of it is on a flood plain. Trees or their branches do fall down from time to time, so care should be taken.

17:

You must notify any shortcomings with the property to us immediately so remedial action can be taken if appropriate.

18:

No Pets are allowed of any kind. No Smoking policy in any of the lodges(including vaping). No glasses to be used in the hot tub – please use the plastic unbreakable ones that are provided.

19:

If you have an accident involving the accommodation equipment or grounds you must inform us immediately where practical but no later than the day of departure. Failure to do this will hamper our ability to investigate and lead to us not dealing with any matter raised.

20:

We reserve the right to terminate your stay without notice if you or any member of your party cause a nuisance, damage or danger to other guests, and or property.

21:

In the unlikely event of the hot tubs failing to work for a prolonged period we will do everything in our power to rectify the problem. However if through circumstances outside our control we cannot rectify the problem, the maximum compensation considered for a 7 night booking will be up to £50

22:

The person making the booking is deemed as being the person responsible for the whole party, and it is their duty to ensure that everyone in their party accepts and abides by these terms and conditions. Parents/guardians are responsible for their children, and should be supervised where necessary.

Hot Tub - Safety Document

To ensure the safe and enjoyable use of the hot tub we request that you read through and adhere to the rules of this safety document.
Ø During pregnancy soaking in hot tub may cause damage to your baby so contact your doctor for advice before entering the water.
Ø Persons with heart disease, diabetes, low or high blood pressure, or any serious illness should not enter the hot tub without prior consultation with their doctor.
Ø People with skin, ear, genital or other body infections, open sores, or wounds should not use the hot tub because of the possibility of spreading infection.
Ø Parents are advised that the hot tubs are not suitable for children under the age of four.
Ø Parents are to warn children not to allow water in their mouths as this can cause infection and illness.
Ø The heat of the hot tub water speeds up the effects of alcohol and can cause sleepiness, dizziness and unconsciousness.
Ø Never use the hot tub while using or after using narcotics or other drugs that may cause sleepiness, drowsiness or raise/lower blood pressure.
Ø At 39-40oC limit your time in the hot tub to a maximum of 20 minutes as extending this time can affect your inner organs and cause fever-like conditions. At 36-37oC this time can be extended up to 1 hour.
Ø Shower with soap and water before and after using the hot tub. Showering before use washes away many of the common skin bacteria and removes lotions, deodorants, creams etc which reduce the effectiveness of the spa sanitizer which disinfects the water. Ensure no contaminants ie. bubble bath, alcohol, oils etc are placed in the water as this can upset the chemical balance of the water and can result in allergic reactions.
Ø Do not immerse your head in the hot tub water. This increases the risk of infection and can heighten the dangers of drowning due to suction below the water line.
Ø Never allow children to use the spa or hot tub unsupervised and when not in use make sure the cover is on, secured.
Ø Never use the hot tub alone.
Ø Avoid using the hot tub immediately after a heavy meal.
Ø Take care when entering and leaving the hot tub. When leaving the hot tub leg muscles may be relaxed enough to make you unsteady.
Ø Avoid entering the hot tub water immediately after exercising as the water temperature can affect the heart rate.
Ø Never use glass near/in the hot tub as broken glass can cause a risk to people in barefoot and is very difficult to see within the hot tub water. Plastic unbreakable glasses are provided.
Ø Take care on any decking by the hot tub as water from the hot tub can cause it to be slippery. Care should be taken on the decking when wet or icy.
Ø Do not use any electrical appliances near/in the hot tub.
Ø If any allergic reaction occurs leave the hot tub and rinse off in the shower. If the reaction persists seek medical help.
Ø If any fault or damage occurs with the hot tub please contact owners at the earliest convenient moment.
Ø Do not turn hot tub isolation switch off as the hot tubs power needs to be turned on to carry out the cleaning cycles
Note to Parents and Hot Tub Users It is your responsibility to enforce these rules of safety for the hot tub. The life and health of you, your family and friends are important. Please practice safety and supervise your hot tub.
IMPORTANT: Any hot tub that needs to be shut down due to misuse will incur a £50 charge to refill it.
PLEASE NOTE: To comply with HSE REGULATIONS the hot tub water is checked every day.

  • There are two stocked fishing lakes onsite.
  • The variety of fish at Valley View include: Carp, Tench, Rudd, Roach and Golden Orfe - average between 3-10lbs, max. 20lbs.
  • Fishing is only allowed for guests who are staying at Valley View Lakes.
  • Guests are welcome to night fish but please respect other guests and don't use alarms at night.

Local Supermarkets - There is an Asda and Aldi in Bideford just over 15 minutes away, Lidl is a 14 minute drive away in Torrington.

Local Pubs/Restaurants/Takeaway - There are 9 pubs within a 20 minute drive. In the village of Bideford there are many restaurants and takeaways including fish and chips, Chinese and Indian.

Bideford - 15 minutes by car, a historic harbour town packed with independent shops, local produce & a great riverside quay.

Westward Ho! - Blue Flag Award beach (20 mins)

Roadford Reservoir - One of the biggest & busiest inland waters in the southwest with kayaking, canoeing, sailing, paddle boarding, foot paths, trout fishing, off-road cycle trails, activity centre & café (17 mins).

Torrington - Home to Dartington Crystal & RHS Gardens at Rosemoor

Lynton & Lynmouth - Two villages on the coast, one above the other, Lynton and Lynmouth where known by the Victorians as Little Switzerland & boast the unique cliff top railway.
