Terms & Conditions
The terms 'Party Leader', 'Your', and 'You' refer to the person booking the property. The terms 'We', 'Us', and 'Our' refer to the owners of the property, Gareth Jones and Jana Jones.
BOOKINGS
a. The person responsible for the booking (the Party Leader) must be at least 21 years old at the time of booking. You must be authorised to make the booking on the basis of these Booking Conditions by all other members of the booking party. By making the booking, you confirm that you are authorised and that all other party members agree that the booking is subject to these Booking Conditions.
b. Your booking is for the period agreed upon in the booking confirmation for the purpose of a holiday only and does not establish a landlord-tenant relationship between you and us. You are not entitled to a tenancy, assured short hold or assured tenancy, or any statutory protection under the Housing Act 1988 or other statutory security of tenure now or upon termination of the agreement.
c. To confirm a booking, a deposit equivalent to 20% of the total rental amount is due at the time of booking, except when booking less than 8 weeks before the rental start date, in which case the full rental amount will be due at the time of booking. Where you have paid a deposit, the balance of payment will be due 8 weeks before your rental start date. Failure to make the balance of payment by the due date may result in the booking being deemed cancelled, and cancellation terms will apply.
d. Upon receipt of your completed booking form and deposit, we will send you a booking confirmation verifying your holiday details, including rental costs and payments made. This constitutes a firm contract between you and us.
e. The number of people staying at the property must not exceed the agreed number or the number detailed on your booking confirmation. You are not permitted to have extra people stay during the rental period without our permission. You are also not permitted to place a caravan or tent anywhere on the premises. Please note that no stag dos, hen dos, or single-sex celebratory groups are allowed.
SECURITY DEPOSIT
a. A security deposit of £150 must be paid seven days prior to your arrival date and will be fully refunded within 7 days of your departure, unless a claim is made against it. We reserve the right to refuse entry if we do not receive the security deposit and will not refund the cost of the stay. Any costs for loss or damage caused by your failure to respect the property and its fixtures and fittings will be deducted from your security deposit. Damages and breakages must be reported immediately to us, and you or your party should not attempt any repairs to the property or its contents. We reserve the right to deduct additional charges from the security deposit if the property is not vacated at the stated time or in the event of any other breach of this agreement by you.
b. Regardless of the security deposit held, you remain liable for the full cost of any repairs, replacements, or other losses incurred by us due to accidental or negligent breakage, loss, damage, or other injury to the property and/or its contents.
c. Any damage, breakage, or concerns noticed upon occupying the property must be reported to us within 24 hours of the first day of your stay.
d. Any articles left behind can be forwarded to you upon receipt of a minimum handling fee of £10, plus postage and packaging costs. Any unclaimed articles will be disposed of after 28 days.
e. We reserve the right to evict you and your party without compensation in the case of anti-social behaviour, unreasonable breakages, non-observance of smoking restrictions, fire risk caused by your actions, misuse of the accommodation, disturbance or nuisance to neighbouring properties, or breach of these terms and conditions. In such instances, no refunds will be provided.
f. We reserve the right to enter the property to inspect it or carry out necessary repairs or maintenance during your stay.
ARRIVAL & DEPARTURE TIMES
Arrival time is from 4:00 pm. Please refrain from arriving early, as the cottage will usually be prepared for your stay, and access will not be available until the designated arrival time.
On the day of your departure, you are required to vacate the property by 10:00 am.
STANDARDS & SERVICES
A welcome pack is provided, containing important information about your stay at the cottage. Please read through it carefully and familiarise yourself with the accommodation and the location of exits.
b. The cottage will be clean and in good condition upon your arrival, and you must leave it in the same condition in which you found it. If the house is not left clean and tidy, a final cleaning fee of £80 will be charged.
c. The cottage is fully furnished and equipped. The kitchen includes electric cooking facilities, a fridge/freezer, a sink with hot and cold water, adequate cooking utensils, crockery, cutlery, glasses, and other household equipment suitable for holiday use and suitable for the maximum number of guests the house is stated to accommodate.
d. While we make every effort to maintain the cottage in good condition, we cannot be held liable for "force majeure" events or events outside our control, including but not limited to storm damage, flood, pest invasion, failure of public utility services, mechanical breakdown, or previous damage caused by other guests, for which there has not been sufficient time to remedy.
e. We make every effort to ensure the described standards and the good working order of all supplied equipment. However, no guarantee is given, and no liability is accepted for any breakdown that may occur. If any mechanical equipment (e.g., boilers, refrigerators, or pumps) malfunctions during your stay, please notify us immediately so that we can arrange for repairs or replacements as soon as possible.
f. Wi-Fi internet is provided as a courtesy free of charge, subject to availability and prevailing network conditions. No guarantee is given, and no liability is accepted regarding speeds, reliability, or availability of the service during your stay.
g. Household linen and towels are provided. For stays longer than one week, a change of linen will be provided. Household linen must not be taken outdoors or away from the house.
h. To ensure the safety of our guests and the property, we kindly request that you refrain from plugging any electric vehicles into the standard three-pin domestic sockets at our properties. This precaution is necessary as it poses a significant fire risk and can cause damage to the domestic supply circuit and distribution box. It is important to note that connecting an electric vehicle to a standard three-pin supply would also invalidate our insurance cover. Regrettably, failure to comply with this policy may result in the termination of your holiday contract without any refund. We appreciate your understanding and cooperation in maintaining a safe environment for everyone. There is an EV charger available.
PET POLICY
Dogs are allowed with our prior agreement, subject to the following terms agreed upon by you. By booking your holiday, you confirm your acceptance of these conditions. A fee of £25 is payable for each dog.
a. Dogs must be over 12 months old, fully house-trained, and well-behaved.
b. Dogs must be exercised away from the premises. If any soiling occurs in the garden, it must be immediately removed. You are responsible for keeping the lawns clear and free of droppings and disposing of them appropriately during and at the end of your stay.
c. Dogs must not be left unsupervised on the premises, as this can result in property damage and distress to the dog.
d. Dogs are not allowed in the bedrooms at any time.
e. We request that you do not allow your dog on the sofas. If your dog is accustomed to being on the sofa, you must bring throws large enough to completely cover and protect our sofas. Please also bring your dog's bedding and water/food bowls with you.
f. You are responsible for ensuring that all traces of your dog are removed from the property before your departure. This includes vacuuming and sweeping up pet hairs, cleaning any paw, nose, or tongue "prints" from floors, windows, and doors, and clearing the garden of any droppings.
g. Your dog must be flea-treated and free from parasites before occupying the property.
h. Any damage or additional cleaning required (e.g., pet hair on furniture, waste in the garden) following your departure will result in an extra charge. We ask dog owners to be considerate and take responsibility for their dogs so that we can continue to welcome dogs at the cottage in the future.
CANCELLATIONS & AMENDMENTS
a. If you wish to amend or change your booking after it has been confirmed, we will make every effort to accommodate your request, but it may not always be possible. Any changes or amendments can only be accepted with our agreement. Changes made less than 8 weeks before the rental start date may be treated as a cancellation and new booking, incurring cancellation fees.
a. If you cancel your holiday more than 8 weeks before the start date, you will receive a full refund. Between 4 and 8 weeks, you will receive a 50% refund. Cancellations made less than 4 weeks before the start date will result in the payments made being non-refundable. We recommend obtaining holiday insurance with adequate cancellation cover to protect against unforeseen circumstances.
b. We reserve the right to modify or cancel any booking if circumstances beyond our control prevent us from providing the property. In such cases, we will contact you as soon as we become aware of the problem to offer alternative dates or cancel the booking, with the obligation to reimburse the received monies.
c. We reserve the right to cancel a booking and retain the deposit if the balance of the rental is not received by the due date.
NON-AVAILABILITY OF PROPERTY
If, due to circumstances beyond our control, the property becomes unavailable on the day of your arrival (e.g., due to flooding, fire damage, etc.), or if the property becomes unsuitable for holiday letting, you will receive a full refund of all monies paid, but you shall have no further claim against us.
COMPLAINTS
Please inform us immediately of any problems during your stay, and we will address them promptly. If you fail to notify us of any dissatisfaction during your holiday or leave the property without our agreement, we cannot accept liability for any complaints raised retrospectively.
LIABILITY
We are not liable for any death or personal injury to you or any member of your party. We are not responsible for any loss, damage, or theft of your personal property during your stay. We will not issue refunds in the event of heavy snowfall or other extreme weather conditions preventing travel. We recommend obtaining holiday insurance that covers the independent traveller and includes adequate personal travel, personal injury, and cancellation cover. If you need to cancel your holiday at any time, you may be able to claim cancellation charges back from your insurance policy.
ACCEPTANCE OF TERMS AND CONDITIONS
By completing a booking through our website, telephone, or email, and by paying a deposit and receiving written confirmation of your booking, you are deemed to have accepted these terms and conditions without exception or reservation. Your statutory rights remain unaffected.
