Tracara Apartment 2 is a spacious first floor self-catering apartment located in the centre of Horning, an attractive waterside Norfolk village with plenty of local amenities.

This four bedroomed holiday apartment has a large living room with a smart TV and Freeview / DVD for your enjoyment. The apartment can sleep up to 8 people in 3 double bedrooms and a twin bedroom with bunk beds. There is a Dining room with table seating for 8 people and there’s an outdoor Balcony with a table and chairs, perfect for a spot of al fresco dining or sunbathing during the warmer weather, offering a lovely view over the scenic River Bure.

The property is set back from the river front but overlooks the water and small boat moorings belonging to the New Inn on the other side of picturesque Lower Street. Tracara does not have its own boat mooring.

Horning itself is a small and charming riverside village with shops, restaurants, cafes, pubs and a small leisure centre. Wroxham, known as the 'Capital of the Norfolk Broads' is just 3 miles away, where you will find the famous 'Roy's of Wroxham' department store, shops, takeaways. Nearby, Wroxham Barns offers a variety of activities and crafts, plus a petting farm, mini golf and a restaurant. Why not join a River Trip with Broads Tours or a visit to BeWILDerwood, a woodland adventure park situated between Horning and Wroxham, is sure to please the children. The historic cathedral city of Norwich is only 11 miles away and it’s just a 20 minute drive to the coast. A great location for all the family.

1. A deposit of 20%. which is non refundable should be paid upon booking, the balance is due six weeks prior to the start of your holiday, TRAVEL INSURANCE is recommended. If the booking is made within eight weeks of the holiday commencement date, the full accommodation rental will be required when booking. We reserve the right to cancel a holiday where full payment has not been received less than 56 days before the holiday commencement date.

If you are forced to cancel your holiday due to unforeseen circumstances, less than 6 weeks before your scheduled visit, we will make every endeavour to re-let the cottage. If successful we will refund the balance (i.e. 80% of the total rental). As mentioned above we strongly recommend travel insurance in case we do not manage to re let the cottage, then the balance will not be refunded.

2. The apartment can only be occupied by those whose names are provided at the time of booking. Any changes must comply with the occupancy limit, and must be agreed in advance in writing. Occupation of the PROPERTY Tracara is solely for a holiday within the meaning of Schedule 1 Paragraph 9 of the housing act 1988. The letting does not confer to guests on short hold tenancy.

3. No liability is accepted for any injury, loss or damage to guests and /or their belongings, damage by or to any third party or for damage to any motor vehicle or its contents.

4. The hirer is responsible for taking care of the property during the stay. The cottage is cleaned between each let. We do, however , expect it to be left the same way as you found it so that we can welcome new guests at short notice and maintain standards. All equipment and contents must be left clean and tidy on departure, with the exception of linen to be laundered. The property must be securely locked when you are out and care taken not to expose the property to any fire risk.

5. We reserve the right to enter the property at any reasonable time for the purpose of any repairs in the event that they may become necessary, although we will respect you right to privacy and try not to disturb your holiday.

6. Any damage and /or breakages are the responsibility of the Hirer and the cost payable upon demand. We reserve the right to repossess the property at any time where serious damage has been caused.

7. Tracara is strictly Non-Smoking; any damage cased by any guest smoking including dry cleaning of curtains, will be billed to the hirer for immediate payment.

8. 1 well behaved pet is allowed at £30 per week. Extra pets are only accepted by prior arrangement with the owners. (a small charge may be payable)..

9. Tracara provides a tranquil environment and is suitable for family holidays and peaceful enjoyment of the area. It cannot be used for any other purpose, including any form of gathering or party. FIREWORKS ARE NOT PERMITTED AT ANY TIME. Please keep noise to a minimum. Breach of this condition will lead to cancellation of the letting with no refund.

10. A damage deposit for the amount of £100 will be requested with your balance of hire. The damage deposit will be held to cover for any damages, breakages and excessive cleaning. The deposit is fully refundable once an inspection has been carried out after check out.

• The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
• A fishing licence is required, this can be purchased online via the Environment Agency here.
• Fishing available during open season only. Closed season is between 15th March - 15th June.

Local Attractions

Horning Village - in the local area you can find The Galley Delicatessen & Coffee Shop, Post Office, Farm Fresh Meats Butcher, a church & Bure River Cottage Restaurant, Art Gallery. As welll as a few pubs, such as Ferry Inn Pub, New Inn & Swan Inn.

Museum of the Broads - 6.6 miles away, 13 minutes by car. If you want to discover the history of the Broads, visit the Museum of the Broads to have the stories brought alive in unique ways. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 10am - 4pm (Please note: you will need to check opening and closing times and days on their website).

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning. Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - 11.5 miles away, 22 minutes by car. Norfolk's premier sea-side resort where there are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants. There are also a variety of shops and a market area for you to explore. For the botanists why not visit The Venetian Waterways ornamental gardens with its own boating lake and the Island Cafe.

Norwich - The City of Norwich is a 35 minutes’ drive, why not visit the medieval Norwich Cathedral, a Romanesque building with ornate cloisters. Or take a walk along the winding cobbled streets to Norwich Castle.

Wildlife - The Broads is home to a large number of different wildlife including seals, usually seen in the Horsey area 8 miles away - 18 minutes by car, otters, water vole and Chinese water deer. There are also many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers. During the summer months you might be lucky to see a Swallowtail Butterfly, the UK's Largest butterfly the makes the Broads it's home.

Nature Reserves - There are a variety of nature reserves to explore such as Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad. All within a 30 minutes’ drive, the closest being Hickling Broad, just 5 miles away, a 11 minutes’ drive
