The Norfolk Boathouse at South Walsham is a particularly attractive, traditionally thatched property with lots of character. The house was built in the 1920s by the owner's grandfather and, having been extended in the 90s and then refurbished, it now offers a fantastic base from which to explore the Broads. This cottage is located in a truly superb position, facing the sunset, found on an idyllic part of the Norfolk Broads, only 7 miles from Norwich.

Situated in a scenic and peaceful setting deep in the heart of the Norfolk Broads, you can row, sail, fish, bird watch, dine al fresco, sunbathe (weather permitting), BBQ or just watch the world go by whilst relaxing on the balcony, enjoying the sunny decking area or strolling around the private garden, all of which offer the most wonderful views across open water in possibly one of the most tranquil places on the Broads.

The interior of the house is warm and comfortable with plenty of rustic charm, offering more than just the basics, in the form of homely touches here and there. Just the right place to unwind and relax by yourselves or with friends, The Norfolk Boathouse has 3 bedrooms and can sleep up to 8 people in 1 double room, 1 twin room and a bunk bedroom; plus a double sofa bed in the living room. There’s a family bathroom with a bath (shower over) and wash basin, plus a separate WC. The light and airy open plan living room, with its amazing views across South Walsham Broad, has two cosy sofas, TV/DVD and unlimited Wifi. The well equipped kitchen is fitted with all mod-cons including a washing machine, dishwasher and tumble dryer. The boathouse also has night storage heaters, making this the perfect place to enjoy a Norfolk Broads holiday at any time of year. Note: The boathouse is equipped for a maximum of 6 adults, plus 2 children in the bunk beds.

This property is pet friendly and has the perfect garden for you and your pooch to enjoy whilst taking in the stunning waterside views. There is also gated off road parking for up to 3 cars. A free rowing boat is included during your stay, which is perfect for exploring the South Walsham Broad (please note this is only from Easter to October and used at your own risk) or it’s also possible to bring your own sailing boat with you if you wish.

The village of South Walsham is 1.5 miles away where you will find a pub, Chinese restaurant and post office. A picturesque area with pretty cottages and farmhouses, the Fairhaven Woodland and Water Gardens are located nearby in 170 acres, including the South Walsham Inner Broad and a 60 acre bird sanctuary. During your stay you can wander through woodlands, explore dykes filled with water-loving plants, try your hand at fishing (during the open season) or just unwind. Numerous beautiful beaches and quaint villages are just a short drive away or you could spend a day looking around the fascinating city of Norwich. There is plenty to experience on the Broads and The Norfolk Boathouse is the perfect location from which to do it.

Terms & Conditions


1. When booking a deposit of 30% of the hire charge must be paid.


2. A cleaning & breakages deposit of £100 must be paid. This is refundable after completion of the stay once the property has been checked for cleanliness and no breakages.


3. Balance of holiday becomes due 6 weeks prior to arrival.


4. For bookings made six weeks or less before arrival date, full payment is required upon booking. The total number of persons shall not exceed 8 people.


5. Once a booking has been confirmed the hirer shall be responsible for the total advertised price.


6. In the event of cancellation after the booking is confirmed and deposit is paid, we will, at our discretion, refund all or part of the monies received, less reasonable expenses, if we are able to re-let the Boathouse.


7. All animals must be registered when booking and all damage caused by animals will be paid by owner. Please ensure you clean up the garden after your animals.


8. All people staying must be registered and paid for with booking form if it transpires more people/animals are present twice the booking fee will be requested if no payment received deposit will be withheld and tenants will vacate boathouse immediately.


9. Holiday rentals commence on Fridays for weeks and weekends and Mondays for midweek breaks. The Boathouse hire period is from 4pm on your arrival day and must be vacated by 10am on day of departure.


10. Please ensure you leave the Boathouse in the same state as you find it. If extra cleaning is required a cleaning charge of a minimum of £50 will be levied.


11. Any breakages must be replaced or paid for. Please inform caretaker of any shortages on arrival.


12. No responsibility is accepted for loss, damage or accident to persons or private property however caused. You use the boathouse, rowing boat and any equipment therein entirely at your own risk and the owners/company can in no way be held responsible for any loss, damage or injury whatsoever.


13. The rowing dingy is totally your responsibility and you are responsible for any third party damage. Ensure anyone using the dingy wears a lifejacket and the maximum number of occupants should not exceed three. The dingy is only available Easter to October. If used for fishing please ensure it is cleaned out after use. If it requires cleaning a £50 fee will be levied.


14. If you choose to leave early before the end of your rental period for whatever reason no refund will be offered or given.


15. Please ensure the barbecue is properly extinguished after use.


THE MANAGEMENT RESERVES THE RIGHT TO REFUSE/CANCEL ANY BOOKINGS FOR ANY REASON, WHETHER EXPRESSED OR OTHERWISE. TENANTS WILL BE ASKED TO LEAVE IF THEY CAUSE A NUISANCE TO OTHER USERS OF THE AREA AND NO REFUND WILL BE MADE.

Fishing on the Broads

Important Information

  • Fishing is available from the property during open season only.
  • Closed fishing season is between 15th March - 15th June.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, tench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Nearest bait shop is in Potter Heigham.

Canoeing on the Norfolk Broads

South Walsham - 1.5 miles away, 5 minutes by car or 30 minutes walk. The village is 1.5 miles away & has a pub, a Chinese Restaurant and Post Office/basic grocery store. The Ship Inn - Local pub.

Supermarkets - There are a few supermarkets nearby such as M&S Simply Food(3.5 miles away, 10 minutes by car), Tesco Extra(10 miles away, 21 minutes by car) and Sainsburys(9.5 miles away, 20 minutes by car).

Museum of the Broads - 19 miles away, 35 minutes by car. If you want to discover the history of the Broads, visit the Museum of the Broads to have the stories brought alive in unique ways. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 10am - 4pm (Please note: you will need to check opening and closing times and days on their website).

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning. Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - 16 miles away, 30 minutes by car. Norfolk's premier sea-side resort where there are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants. There are also a variety of shops and a market area for you to explore. For the botanists why not visit The Venetian Waterways ornamental gardens with its own boating lake and the Island Cafe.

Wildlife - The Broads is home to a large number of different wildlife including seals, usually seen in the Horsey area 19 miles away - 35 minutes by car, otters, water vole and Chinese water deer. There are also many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers. During the summer months you might be lucky to see a Swallowtail Butterfly, the UK's Largest butterfly the makes the Broads it's home.

Nature Reserves - There are a variety of nature reserves to explore such as Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad. All within a 35 minutes’ drive, the closest being Thorpe Marshes, just 5 miles away, a 15 minutes’ drive
