Kingfisher Lodge is a beautiful log cabin holiday lodge situated at Wall Eden Farm, near Burnham-on-Sea, in the lovely county of Somerset. Offering a private hot tub*, Kingfisher is one of eight holiday lodges set on an ex-dairy farm, surrounded by countryside, overlooking the peaceful River Brue.

Inside, the lodge is comfortably furnished and sleeps up to 6 guests in one double and two twin bedrooms. The large open-plan living / dining area has double doors leading out to a veranda with outdoor seating for al fresco meals. The kitchen is very well-equipped and there are two bathrooms.

Extra activities available here include archery, shooting, axe throwing and watersports such as kayaking and paddleboarding. Fish on a private stretch of the River Brue or on the small coarse pond nearby. Plus, there’s a café / bar for snacks, cakes and drinks.

Kingfisher is classed as a silver-standard ‘accessible’ holiday lodge, with parking approx. 20 metres away and level access with double door entry. There are wide doorways and corridors, a wet room with handrails and a bathroom with toilet rail. There is a range of equipment you can hire such as profile beds, commode chairs and shower chairs, if required.

Wall Eden Farm is in a particularly pretty part of Somerset. The farm is in the perfect location for exploring and is just under 15 minutes’ drive from the coast.

* Please note the hot tub may not be available on the first day or night of your holiday due to being emptied, cleaned and re-filled.

Wall Eden Farm is located on the banks of the River Brue.

Range of activities available onsite (charges apply including axe throwing (12yrs +), air rifle shooting (7yrs +), canoe and kayak hire (4yrs + & there must be 2 adults on the water) and archery (7yrs +).

Exmoor National Park is only a 50 minute drive away.

There are numerous attractions and villages in the local area, including Longleat Safari Park, Cheddar Gorge, Glastonbury, Weston Super Mare, Bath and the Fleet Air Arm Museum.

We want to make sure your stay with us is fabulous, relaxing and an enjoyable experience. It’s important to us that everyone has a wonderful time and would like to come back to our lovely farm time and time again. Of course that means there needs to be some rules and conditions – and these are designed to help you have a great time by helping us to be as efficient as possible. We’ve tried not to make them too onerous, nor too long… because holidays are for enjoyment!

Payment

Deposit – We require £100.00 per unit of accommodation as a non-refundable deposit.
Security Deposit – Please note that a £200 security deposit will be held on the payment card (not deducted from the account). Should any damage to the property occur or in the event that the property is left in an unacceptable condition, Wall Eden Farm reserve the right to charge the card.
Full Balance – The remaining balance of accommodation is due 6 weeks prior to the arrival date of your holiday. Please note it is your responsibility to contact Wall Eden Farm to arrange payment of the final balance. However Wall Eden Farm will send a payment reminder letter close to date of payment and attempt to contact you with the details provided on your booking form.
If you have not contacted Wall Eden Farm, outstanding overdue payments will be processed automatically using the customers authorised payment card details.
Please note Wall Eden Farm reserve the right to cancel your booking if the balance of your holiday has not been paid.

What's Included

All bed linen, towels, heating and electric costs are included in the cost of your holiday.
Please note that activities and some other facilities are not included in the price of your accommodation.

Accommodation

You must use your accommodation and its contents with care and leave it in a clean and tidy condition on departure, in the condition in which it was hired. Wall Eden Farm reserve the right to charge you for any extra cleaning, missing items or damage.
Please ensure you return all items to each individual accommodation unit, Wall Eden Farm reserve the right to charge for the time taken to re-stock the accommodation where guests have not returned items to their original properties.
We reserve the right to enter your accommodation at any time for any reasonable purpose, for example, to make checks, maintenance work or housekeeping. Your occupation is not exclusive. We will always seek your permission, where possible, prior to entering the accommodation.
The members of your party and the allocation of guests in each accommodation unit must remain the same for the whole of your stay and match the list of guests provided to us upon booking or prior to your stay.
The maximum number of guests in each accommodation unit must not be exceeded. If it is, we may move those additional persons to another accommodation unit, if available, and will charge you or them the appropriate full charge for the additional accommodation, from the date your party arrived for the break.

Arrival

Before arrival we do ask that you give us an estimated time that you wish to arrive. Once you have arrived please go to Reception (located on the end of the barn) to book in. Check in time is 3.30pm to 5pm, if you would like an earlier or later check in please contact us to arrange this prior to the day of arrival. If you are planning on arriving after 5pm it is essential that you contact us to let us know so that we can arrange a late check in.

Departure

Departure time is 10am. We offer a midday checkout for a small price of £25.00 (please book in advance). We do ask for all guests to leave the cabins in the condition in which they are hired. Please note if the accommodation is left in an unacceptable condition there will be additional cleaning charges.
Please post the keys through reception door, if the office is closed.
If you are planning to vacate the property earlier than the specified date, please ensure you inform Wall Eden Farm.

Customer Parking

Please note we will not be held responsible for any damage to your vehicle or theft of items from your vehicle whilst your vehicle is parked at Wall Eden Farm. We will of course help if any of the above situations were to occur.
Please do not park on any of the grass areas.

Visitors With Dogs

We welcome dogs here at the farm, however we charge a small £10.00 per night fee per pet which must be booked in advance. Our dog friendly lodges/pods are Deer Walk, Badgers Rest, Blackberry and Strawberry. If you are bringing your well behaved dog with you, please be aware of the following rules:
He/she must be kept on a lead at all times as there is livestock roaming free on the farm.
All waste must be bagged immediately and deposed of in the litter bins.
We do ask that you do not allow your dog on the furniture.
Please do not leave your dog alone in the accommodation, your dog is on holiday too.

Cancellation

Cancelled more than 6 weeks prior to your stay: Loss of Deposit
Cancelled 42 days to 22 days prior to your stay: 80% (20% refunded)
Cancelled 21 days or less prior to your stay: No Refund (0% refunded)
Cancelled during your stay: No Refund (0% refunded)
Amendment and credit card charges are non-refundable.

Please ensure you inform Wall Eden Farm of any amendments to your booking contract, including length of stay or cancellation. Please also write (via email or letter) to Wall Eden Farm outlining that you would like to cancel; if appropriate please state the reasons for the cancellation.
Please note Wall Eden Farm reserve the right to cancel your booking if the balance of your holiday has not been paid.
Wall Eden Farm reserves the right to remove any associated discounts, where a discount has been applied based upon the number of nights booked. Upon cancellation (breach of contract) the full non-discounted price will be due.

Compensation Payable By You

By booking you agree that we have the right either during or after your stay to recover from you, whether via the credit/charge, debit card or bank transfer, the costs of:
Any property or accommodation damage, and/or
Any compensation we may pay to others, and/or
Any outstanding payments, and/or
Any other costs, fees or levies which we may incur, resulting from your action or inaction and from any breach of this agreement.

Insurance

We do recommend that you seek independent travel insurance for incidents beyond your control.

Smoking

Smoking in any of the accommodation or communal areas is prohibited by law and you will be fined up to £1000 for damage caused.

Damages

If there are any accidental damages please let us know immediately. You will not be charged for minor breakages, including crockery and glassware.
Unfortunately we have to charge for major breakages such as electrical items (including TV’s), windows and other items.

General

Due to the tranquillity of our environment here in beautiful Somerset, we ask that everyone is considerate to their neighbours and keeps the noise to a minimum after 10pm.
Disruptive behaviour may result in immediate termination of your self-catering holiday.
Large groups may be asked to pay a security payment, this is refundable on departure.
Areas on the farm can be hazardous; please ensure that children and vulnerable persons are appropriately supervised at all times.
Areas on the farm including the gravel, pathways, decking and grass can be slippery when wet; please be careful in these instances and do not run.
The river and pond are deep; please be careful when near the water’s edge.
If using any portable heating appliances, please turn off before leaving the accommodation.
Please ensure that you wash your hands with soap and water before eating while staying on the farm. Farm animals can carry bacteria which can be harmful to humans.
Due to uneven surfaces, it is advised that sensible footwear is worn. Please be advised that heels and flip flops are not advised.

Important Information

  • Fishing available on-site on a private stretch of the River Brue or the small coarse pond.
  • The variety of fish in the River Brue and local area include: roach, rudd, chubb, carp, eel, gudgeon, pike, perch & bream.
  • Fishing tackle is available to hire.
  • Local Fly Fishing available at: Hawkridge (20 minutes), Chew Valley Lakes (45 mins), Exe Valley Fisheries (70 mins)
  • Local angling and coarse fishing available at: Emerald Fishery (2 miles), The River Brue and River Huntspill
  • The River Brue can be fished on from the 16th June until the 14th March with a valid fishing license.

Access Information

  • Wall Eden is on an ex dairy farm and so still has a traditional rustic charm feel to it.
  • All tracks and pathways are gravelled but may be a little uneven in places.
  • Other areas of the site are grassy and may be a bit uneven around the pods, pond, river and cabins.
  • The reception is located at the top of the farm track and is accessed via a paved ramp. There is a slight lip on the door to gain access inside.
  • Parking is available 20 metres from the lodge.
  • Access to the lodge is via a grass pathway.
  • Level access for a wheelchair or 2 steps up to veranda decking.
  • Double door entry (140cm wide).
  • Wide doorways and corridors.
  • Wet room with hand rails .
  • Shower chair (stationary rubber footed) and/or toilet frame available free of charge. (Must be booked at least 4 weeks in advance)
