Lily's Cottage is a charming, modern holiday cottage situated on the River Bure in the popular village of Wroxham. This 2 bedroom cottage has one double and one twin bedded room. It can accommodate up to 4 guests plus baby - cot and highchair available.

The interior is bright and airy with a rear deck that backs directly onto the water overlooking the private mooring basin - perfect for a spot of fishing, dining al fresco or having your morning cuppa whilst enjoying your riverside view. Wroxham is often referred to as the 'Capital of the Broads' and is an ideal base from which to enjoy your Norfolk Broads holiday. A 5 minute walk will take you into the village of Wroxham where you will find a supermarket for stocking up with supplies and several riverside pubs and restaurants.

Make your holiday as relaxed or active as you like. With its own special micro climate get out and explore the various river navigations with a day boat, enjoy the abundant wildlife and stop for a leisurely lunch along the way. Wroxham Barns is a shopping and leisure complex with activities running throughout the year. From Wroxham you can take a 20 minute train journey into the medieval city of Norwich. The beautiful Norfolk coast is short journey by car if you fancy a nostalgic day at the seaside to blow off the cobwebs. Places such as Cromer with its beautiful Grade II listed pier, or the colourful streets of Sheringham and the seal filled beaches of Horsey are worth a visit. Great Yarmouth provides a fun filled day for all the family. On return after your busy day, relax with a drink out on your decking before heading out for dinner in the evening.

The Norfolk Coast and sandy beaches are a short drive away from the property.

There are numerous family-friendly attractions in the local area, including Wroxham Barns, BeWilderwood, Bure Valley Railway and Broads Tours river trips.

Terms & Conditions


Holiday Duration
The property is available all year round for short breaks or weekly/fortnight letting periods staring on Friday or Monday.
The property is booked from 5:00 PM on the day of arrival to 10:00 AM on the day of departure.

Pets
A maximum of 2 well-behaved dogs are welcome. There is a charge of £25 per dog per stay. Please keep your dog(s) off the soft furnishings and beds. No cats allowed. Dogs are not to be left at the property unattended. You are responsible for any damage or nuisance caused by any dog staying with you.

Booking Payments
Your reservation will be confirmed upon receipt of deposit (25%). The balance (75%) of monies is due 8 weeks prior to arrival – an email reminder will be sent but for clarification it remains the hirer's responsibility to ensure that the balance is paid into the same account as your deposit. These details are provided in your booking information email. Bookings made 8 weeks (or less) before arrival date require full payment.
We reserve the right to change listed prices at any time, without notice, this will not affect any prices already quoted in writing. All prices listed are in British Pound Sterling (GBP). We are not VAT registered.

Cancellations
In the event of a cancellation; If we are able to re-let the property we will refund all or part of the monies received, at our discretion. We reserve the right to cancel booking reservations if the balance has not been received within 7 days of the due date.

Conditions
These properties are in a no smoking area so there is to be no smoking in or on the premises.
The maximum number of people (adults & children in cots) staying in the property at any time shall not exceed 4 adults plus 1 infant in this 2 bed cottage.
Single sex parties will be accepted at the discretion of the proprietors. If you are interested in booking a single sex party please contact us first.
The hirer is responsible for the property and is expected to take all reasonable care of it. All equipment, utensils, etc. must be left clean and the property must be left clean and tidy at the end of the hire period.

Safety
For safety reasons anyone under 16 years of age should be supervised at all times. The deck can be a dangerous area, no children are allowed on the deck without adult supervision. No part of any person is allowed to cross over the balcony rail of the deck at any time.
You are responsible for any damage or nuisance caused.

Insurance
We the proprietors accept no responsibility for loss, damage, or accidents to the hirer or any member of the hirer's party or their private possessions however caused during your stay. We therefore strongly advise guests to make independent holiday insurance arrangements.

Misuse
All damages and breakages are the legal responsibility of the hirer and the hirer is liable for any consequential losses and damages. We reserve the right to charge bad tenants for extra cleaning, breakage or damage and may refuse future bookings. We reserve the right to repossess the property at any time, where the hirer or any member of the hirer's party has caused damage or is breach of these conditions of hire in any way. We shall not be liable to make a refund of any remaining portion of the hire terms paid. Guests will be asked to leave if they cause a nuisance to other persons in the area and no refund will be made.
The proprietors reserve the right to refuse any bookings for any reason, whether expressed or otherwise.

Barton Broad

Important Information

  • Fishing available from the waterside terrace at the rear of the property.
  • The variety of fish on the Broads include: pike, carp, eel, bream, roach, trench, perch and rudd.
  • A fishing licence is required, this can be purchased online via the Environment Agency here.
  • Fishing available during open season. Closed season is between 15th March - 15th June.
  • Use barbless or micro-barb hooks where possible. They are kinder to fish and hook removal is much easier.
  • Return your catch carefully, do not slide or tumble fish down the keepnet into the water.

Pretty Norfolk Broads Villages & market towns nearby - Horning, Coltishall, Potter Heigham, Ludham.

Museum of the Broads - Visit here to discover the history of the Broads. Picnic area next to the river, dog-friendly. Open Sunday, Tuesday and Thursday from 11am - 3pm.

Cycle routes in the Norfolk Broads - There are miles of cycle routes on the Norfolk Broads to enjoy. The Three Rivers Way is a purpose-built cycle route that connects Hoveton and Horning.

Bike Hire - Broads By Cycle offers bike hire in several pick-up and drop-off docking areas.

Great Yarmouth - Norfolk's premier sea-side resort. There are miles of golden sandy beaches, traditional sea-side amusements, a pleasure beach with rides and adventure golf and plenty of pubs/cafes/restaurants.

Norwich - Just under 30 minutes away.

Wildlife - The Broads is home to a large number of species including seals, otters, water vole and chinese water deer.

Birds - There are many rare species of bird that have made the Broads their home, including bitterns, kingfishers, grebes, marsh harriers and warblers.

Nature Reserves - Hickling Broad, Ranworth Broad, Upton Broad and Marshes, Cockshoot Broad, Barton Broad, Martham Broad, Thorpe Marshes and Alderfen Broad.

Access Information

  • Parking is available for 2 cars at a nearby car park a short walk away. You will follow a level gravel path to get to the property entrance.
  • There are 2 steps up to the property entrance.
  • There is a handrail on both sides of the internal staircase leading up to the upper floor.
  • There is a threshold step leading from the French doors in the lounge to the patio decking.
  • Fishing is available directly from the property via the rear decking.
  • If you go through the rear gate at the mooring then there is 1 further step down to the water's edge.
  • The water's edge at the front of the property is unfenced so caution is required.
