Lake Pochard Coot Lodge is a Scandinavian style lodge set on a private, gated complex in the heart of the Cotswold Water Park. This is the perfect location for rest, relaxation and recharging the batteries.

This 2 bedroom property can accommodate up to 4 people in 1 double bedroom and 1 twin bedroom. There is a spacious open plan kitchen and living area with comfy sofas and everything you would need for your stay at this home away from home. Both inside and outside you have uninterrupted views of Lake Pochard. The lounge patio doors lead out to a lovely furnished veranda with a BBQ if you fancy for some alfresco dining. There is a grassy area leading to lake edge and plenty of space for dog walking.

The lodge is set in a lovely quiet location in the heart of the Cotswolds, close to Cirencester. The Cotswold Water Park covers 40 square miles so there is plenty to see and do within the vicinity. The Waterside Café and Bar is next to Walter’s Lake and has a pan Asian themed menu but with an emphasis on using local produce. With a lovely outdoor seating area it’s a nice spot to have lunch or an afternoon cocktail. Fishing is available on your doorstep at Walter’s Lake and the green lane of the commercial fishery is available for lodge guests only so it will not feel overcrowded.

Outdoor activities are aplenty with opportunities to get out in the fresh air such as watersports, fishing, cycling, walking and bird watching. There are several nature reserves and bird hides so if you have any binoculars then be sure to bring them along. Part of the Thames Path runs alongside the Cotswold Water Park.so this is the perfect chance to walk part of this route. You may also wish to explore all the charming Cotswold villages where you feel like you have stepped back in time. Alternatively, you may just wish to take advantage of the peaceful way of life and improve your fishing skills. Either way your stay at Lake Pochard will entice you to return to the area time and time again.

Terms & Conditions

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.

1.

A deposit of 25% per lodge is required, together with a signed booking form. The person signing the booking form, who must be over 21 years of age, has the authority and responsibility, to accept all the conditions on behalf of all the other party members.

2.

Payment of the balance of the total cost of the holiday is due two calendar months before the date of commencement of the holiday, or in full at the time of booking, if within two months of the holiday. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of full cancellation charges.

3.

On arrival, an inventory deposit of £150 will be taken and this will be held against damages, losses, and excessive final cleaning. Your liability is not limited to £150.

4.

Cancellations must be received in writing. Cancellations will result in the loss of the deposit, and unless the accommodation is relet, liability for the total cost. Holiday insurance is strongly recommended. For an amendment to the booking, there will be a £10 charge to cover administration costs. In the event of cancellation an administration fee from £30 per cottage will be charged.

5.

The number of persons in a three-bedroom lodge shall not exceed six, in a two bedroom lodge shall not exceed four, unless agreed in writing. Extra charges apply.

6.

Groups of single sex parties will be accepted if pre arranged.

7.

Reasonable access to the properties by representatives of Lake Pochard must be allowed at all times.

8.

Behaviour of guests, and visitors, should not be excessive or rowdy, especially at night. Offensive or illegal behaviour will not be tolerated. You must show consideration to the owners, your neighbours and other guests. The owners reserve the right to recover from the person making the booking, any discretionary compensation payment, or discount, we may have to pay to any other guests, as a result of your actions, or a member of your party, or of visiting friends.

9.

Failure to comply with any of the booking conditions may result in the party(ies) being asked to leave immediately, if in our sole discretion, the owners feel the conditions have been infringed. No refunds will be given in these circumstances.

10.

Improvements, maintenance and refurbishment to the facilities in the lodges, the grounds, and the cafe are carried out throughout the year. The owners will always do their best to ensure guests are not inconvenienced. No compensation will be paid if afacility is not available, but they will do our best to provide a suitable alternative.

11.

Safety of children: the site is right beside a lake and children must be supervised at all times and are the sole responsibility of the parents or guardian.

12.

There is Strictly No swimming in any of the lakes.

13.

Liability: Personal belongings are the responsibility of each member of the party. The owners accept no liability whatsoever for any accident, loss or damage to your property, unless such loss etc is demonstrably due to our negligence. We cannot be held responsible for the failure of public services (e.g. water, gas, electricity etc) or any disturbance which is beyond our control. In all cases, except personal injury or death, the owners liability to you for the total of all claims arising out of your holiday is limited to the cost of the booking.

14.

Arrival and departure times: Your property will be ready for you after 3pm, and guests arriving earlier are welcome to have lunch in the cafe, and use the facilities. On departure day, guests must vacate their accommodation by 10am. Later checkouts will be charged for.

15.

Prices are correct at the time of publication but may change without notice with the exception of confirmed bookings. Confirmed bookings will not alter other than to reflect any changes in tax. E & OE.

The owners reserve the right to refuse any booking.

• This location offers a purpose built commercial match lake known as The green lane & Pochard Lake, the specimen carp lake. With Walters lake adjacent run by SCAC.


• Valid rod licence must be carried at all times when fishing.


• Lakes are accessed gravel paths and grass, please note fishing is not permitted directly from the lodges.
• If you are planning to fish Pochard Lake, (the specimen lake), please call or email beforehand to check availability of swims, as failure to do so may result in none being available. Fishing is permitted from dawn until dusk on the green lane in the match lake (Walters Lake) and 24 hours a day in Pochard Lake.


• Fishing charges -


• Fishing charges 2024 - There will be a charge of £20 per angler per stay to fish Lake Pochard (the specimen lake). To fish the green lane in Walters Lake (the match lake) there will be a one off charge of £20 per angler. All fishing charges are payable on arrival at lodge 13.


• Fishing charges 2025 - There will be a charge of £25 per angler per stay to fish Lake Pochard (the specimen lake). To fish the green lane in Walters Lake (the match lake) there will be a one off charge of £20 per angler. All fishing charges are payable on arrival at lodge 13 or to a member of staff on the bank.


• Note to all anglers -
• Pochard Lake has dense weed from Spring through to Late Autumn and is only suitable for experienced carp anglers.
• Management reserves the right to ask guests to fish the match lake if their tackle is not of a sufficient standard.
• Anglers must gear up accordingly with a minimum of 18lb line, adhere to lake rules and seek advice from staff.
• No particle mix, only loose feed bollies, pellet, sweetcorn or naturals.


• Walters Lake (match lake) -
• There are 57 swims on this lake and are subject to availability due to booked matches. Or any Health & Safety issues. Available only to lodge guests is the green lane price as above. Day ticket fishing on Walters Lake contact info@walterslake.co.uk.
• Approx. 4.5 acres & fishing comprises of 4 match lanes (green, white, blue & red).
• Lodge guests are only permitted to fish the green lane in Walters Lake, which is reserved solely for their use.
• This lane offers Carp, Tench, Bream, Roach, Rudd and Perch. Lake rules apply.
• Fishing on Walters Lake is from 8am to last light.


• Pochard Lake (lodge guests, lodge owners only) -
• 11.5 acre specimen lake with fish over 40lbs, a good stock of upper 30lb, lower 30lb upper 20lb fish and a good head of other carp.
• Fishing is restricted to 8 anglers and is from designated swims only. No fishing from the lodge bank.
• Guests of the lodges can fish overnight & bivvies are allowed, lake rules apply.
• From Spring to Late Autumn the lake is very weedy which can make fishing more challenging but this doesn't mean that the venue would be considered difficult to fish.
• Pochard Lake will be closed if the carp spawn.
• Fishing must not commence before your check in time of 3pm and your swim must be vacated on your departure day by your check out time of 10am.


• Fishing Rules Green lane -
• The following rules are for the benefit of all anglers (pleasure and match) & must be adhered to with no exception. Lake Pochard Management Ltd reserve the right to ask you & your group/club to leave if the rules are breached:
• Valid EA rod Licence to fish rods not to be left unattended.
• Only green lane available to lodge guests if you wish to fish red, white or blue lane contact info@walterslake.co.uk or speak to staff.
• All fish must be handled with care and netted before banking.
• One Rod / Pole only fished at any time.
• Barbless hooks only/ Maximum hook size 10.
• No braided hook links or line.
• No fixed leads must be free running or drop off.
• Method feeders must be free running.
• Ground bait used sparingly no particle mix.
• Fishing off platforms only (not off grass in winter) No extension platforms.
• No floating baits or nuts No cat or dog food.
• Keep nets can be used do not overload and be mindful of the state of the fishery LPM staff will advise on use.
• All unused bait must be taken away.
• All fish must be returned, no movement of fish.
• No children under 14 to be left unsupervised.
• Alcohol permitted within moderation if deemed unsafe to fish will be asked to stop fishing for remainder of stay.
• No radios or bite alarms or bait boats.
• Dogs are permitted, on leash always and dog fouling removed.
• No fires or BBQ'S.
• All litter must be taken away.
• No wadding or swimming allowed.
• Ensure you have paid your fee for the duration of your stay, all unhooking mats/landing and keep nets must be dipped at station provided, random checks are carried out for licences and lake rule compliance. You must not commence fishing before your check in and be off on day of departure by 10am.


• Pochard Lake Fishing Rules -
• The following rules are for the benefit of all anglers who fish Pochard Lake; irrespective of your experience, these must be adhered to without exception. Lake Pochard Management Ltd (or those appointed) reserves the right to ask you or your group to leave if the rules are breached:
• Maximum 2 rods fishing.
• Only fish from designated swims.
• No destroying natural vegetation.
• No fishing from lodge bank.
• Barbless & micro barbed hooks only.
• No tether rigs.
• No fish to be retained or removed from the lake.
• Unhooking mats must be used at all times. All mats/slings & nets must be dipped before fishing at stations provided.
• Rods must not be left unattended.
• Swims may be left with bivvies erected if not fishing during daylight hours, but at angler’s risk.
• No bait boats.
• Minimum 15lb main line, no braided main line.
• No open fires/BBQs or alcohol permitted.
• All rubbish to be removed.
• EA Byelaws apply.
• Fishing must not commence before your check-in time of 3pm & your swim must be vacated on your departure day by your check-out time of 10am.
