Perfectly located in a private marina with views across the water to both front and rear of this lovely property, John’s Cottage offers homely, modern and spacious accommodation right in the heart of Wroxham, with easy access to local shops, pubs and restaurants. Wroxham is often referred to as the 'capital of the Broads' and is an ideal base from which to enjoy a holiday on the Norfolk Broads.
John’s Cottage sleeps 6 people in 3 bright and airy bedrooms (two doubles and one twin). Well maintained throughout, it offers open-plan living downstairs and boasts an extensive outside deck where you can enjoy your meals ‘al fresco’, partake in a spot of fishing, feed the ducks or simply relax in the sun. As you enter the property, there is a spacious living area offering a comfortable sitting room with Smart TV, a sturdy dining table and chairs and a fully-equipped kitchen with a halogen hob, integrated oven, microwave & washing machine. There is a downstairs toilet and at the front of the building there are 2 allocated parking spaces, plus a picnic bench overlooking the peaceful marina. Upstairs, each of the 3 bedrooms has a view of the water and there is a decent sized family bathroom with a bath and shower over (perfect for smaller children). A travel cot and high chair are also available at the property. Free unlimited Wifi.
Wroxham offers a variety of options for takeaways or eating out and has some interesting shops including the famous ‘Roy’s of Wroxham’ which includes a department store, food hall and café (it even has a McDonalds!). Wroxham is a good transport hub: Hoveton and Wroxham Train Station is just a 10 minute walk away. This is an excellent service with trains directly into Norwich taking around 12 minutes or if you want to head to the seaside, the town of Cromer (known for its fresh crab) it is around 25 minutes by train the other way. There are bus stops outside Roy's Department store on both sides of the road with easy links to Norwich, Great Yarmouth and endless pretty villages throughout the surrounding area. Boat trips and day boat hire are available to book locally.
The Norfolk Broads is a very popular holiday destination with many holidaymakers returning year after year. With so many leisure activities available in the area such as fishing, boating, watersports and bird-watching, it's not hard to see why!

Location Information
John’s Cottage is located within a short level 5 minute walk of the centre of the village of Wroxham, often referred to as the 'Capital of the Broads'. Within the village centre, there is an excellent supermarket, department store and range of independent stores, restaurants and pubs.
You can hire a day boat, canoes and paddleboards from the village or take one of the guided trip boat tours to explore the surrounding waterways.
John’s Cottage also makes the perfect base to explore wider afield including the many nearby beaches (20 minutes drive), historic houses and gardens and many varied visitor attractions.
