General

Originally a stable block to the former Bishop of Bangor's Palace which was destroyed by fire in the 1950s, the Old Stables were converted into luxurious apartments. The apartment sleeps 4 people in 2 bedrooms offering either a twin or king size bed. Both bedrooms offer fabulous views over the estuary and the double bedroom has doors opening out onto the private wrap around terrace. The apartment is fitted with underfloor heating throughout so it is nice cosy at any time of year and it is also pet friendly so the whole family can come along.

The Old Stable apartments are situated in a peaceful hillside location in Aberdyfi, at the southern tip of the Snowdonia National Park. The apartment has a south-facing terrace from which you can enjoy the fantastic views of Dyfi Estuary, an RSPB and Unesco Biosphere site and Plynlimon Hills beyond. Remember to bring your binoculars with you as Ospreys are known to nest on the estuary in the summer months.

There is plenty to do locally in Aberdovey which is only 3 miles away. For the outdoor lover there is plenty of mountain biking and hiking available in the area. However, further afield, a 70 minute drive north will bring you the popular tourist attraction of Portmerion or the sandy beaches at Barmouth. Travel an hour south and you will come to Aberystwyth. Stroll along the Victorian Promenade and visit the oldest pier in Wales. Walk up the 430ft Constitution Hill to get the best vantage point of the sea, the town and 26 Welsh mountain peaks. Whilst there, make sure you visit the world’s largest Camera Obscura giving a bird’s eye view of more than 1000 square miles. End the day by taking the Aberystwyth Funicular Railway back down. Return to your accommodation after your busy day, fire up the barbeque and then dine alfresco as you watch the sun go down.

Aberdovey town is a 7 minute drive away.

Aberdovey itself has an award-winning links golf course, sailing, fishing, and a host of other watersports, as well as a renowned restaurant, the Penhelig Arms.

Sandy Beach - 'Black Rock Sands' is 2 miles away at Morfa Bychan.

Tywyn town is a 7 mile drive - numerous individual shops and local restaurants/takeaways.

Riverside Inn - Pennal (Mile and a half).

Wonderful local wildlife and bird watching due to the fantastic location, the southern edge of the Snowdonia National Park.

Terms & Conditions


General
A contract for a letting is made between the person who makes the booking and Steeplehouse Ltd, the owner of the property. That person is deemed to have accepted these booking conditions on behalf of all the members of their party and is responsible for informing them of these.
Bookings are for holiday purposes and cannot give rise to a tenancy.

Short Breaks
Tenancies are usually for a minimum of one week but, where agreed with Steeplehouse, short breaks can be offered. These will be charged at of 65% of the advertised weekly rental for 3 consecutive nights, 4 nights = 75%, 5 nights = 85%, and 6 nights will be charged at the full weekly rental.

Making payment
A deposit of 30% is payable within seven days of Steeplehouse accepting a reservation and issuing a booking reference and is non-refundable.
The balance of the payment is due 8 weeks prior to the start of the holiday and can be paid by cheque or by debit/credit card.
Once confirmation has been issued, you are legally liable for the full balance payment. We therefore recommend that cancellation insurance is taken out to cover the full rental cost in case of cancellation.
If after cancellation by you Steeplehouse is able to re-let the property, the booking fee already paid will be refunded, less an administration fee of 10% of the total deposit. In the event that the property is not re-let, then any booking fee already paid will not be refunded and you will remain liable for the full balance payment on the due date.
If any payment due in relation to your booking is not paid by the appropriate date, Steeplehouse will treat your booking as cancelled by you.

Pets
Small well-behaved dogs are permitted at a charge of £20 each (maximum 2). Dogs must not be left unattended in the property and should be exercised off the premises. Pets should not be allowed in the bedrooms or on the furniture and must be kept under control at all times. Cats are only permitted with prior approval due to potential allergy problems for future guests.

Smoking
The apartments are all non-smoking properties.

Bed linen & towels
Fresh bed linen and towels are provided at the start of the holiday.

Electricity
Electricity is included in the cost of the holiday.

Occupying your holiday property
Directions for reaching the property, instruction for obtaining the key, and the contact details of the owner will be issued on receipt of the final payments. Properties can be occupied from 15.00 hours on the day of arrival until 10.00 am on the day of departure, except for short breaks where variations may be agreed by prior agreement with the owner of the property.
The number of people occupying a property must not exceed the number stated in the property description.
You must not act in any way that could cause nuisance, damage, or annoyance to occupiers of the other apartments in the property .
Properties must be left in a clean and tidy condition. You will be liable for any damage beyond normal wear and tear to furniture and household effects. Any damage or lost items should be reported to Steeplehouse immediately. We will request your credit card details at the time of booking and reserve the right to debit payment for any costs of loss or damage within seven days of the end of your holiday. After this time, we will destroy your credit card details. By accepting a booking you are authorising us to deduct payment for the afore-mentioned costs.

Equipment Failure
Every effort is made to ensure all items of equipment are in good working order; however, no guarantee is given or liability accepted if breakdowns do occur. We will endeavour to organise repairs or replacements as quickly as possible.

Right of Entry
Steeplehouse reserves the right of entry to the property at all reasonable times for the purposes of inspection or to carry out any necessary repairs or maintenance.

Alteration or cancellation by the owner
Where Steeplehouse is unable to honour a booking for any reason, every effort will be made to offer a suitable alternative property. If this is not possible, a full refund of all monies paid will be made. Steeplehouse will not be liable for any further compensation.

Complaints
All complaints should be notified to Steeplehouse immediately to ensure sufficient time is given to investigate and/or take the necessary remedial action. Compensation will not be offered where the Tenant has denied Steeplehouse the opportunity to rectify matters during their holiday.

Liability
Steeplehouse cannot be held liable for any unexpected or unusual circumstances which are outside their control, such as severe weather conditions, failure of public utilities, fire, flood, drought, acts of riot, etc, which may lead to facilities becoming unavailable for all or part of the rental period. Nor can Steeplehouse accept any liability for damage to, or loss of, personal property except where the damage or loss is caused by the negligence of the Company or its employees.

Access Information

  • The car park offers designated parking.
  • On arrival the car can be temporarily parked close to the steps for the convenience of unloading or loading.
  • From the car park there are around 20 slate steps leading down a terraced path to the apartment. A handrail is available on one side for assistance.
  • There is a threshold step leading from the wooden patio doors in the lounge and double bedroom onto the outside hardwood decked wraparound terrace.
  • The apartment is all on one level throughout.
