Pochard Lodge is a Scandinavian style lodge in the heart of the Cotswold Water Park.

This 3 bedroom property can accommodate up to 6 people in 1 double bedroom, 1 twin bedroom & 1 bunkbed room. There is an open plan living area and outside there is a lovely furnished veranda facing Lake Pochard with a BBQ and a grassy area leading to lake edge.

These stunning properties are set in lovely quiet location in the heart of the Cotswolds, close to Cirencester. There is a cafe on-site serving full English breakfasts, cakes and cream teas. There are plenty of opportunities to enjoy the great outdoors of the Cotswold Water Park with watersports, fishing, cycling, bird watching and walking.

The Cotswold Water Park - One of the fastest growing tourist areas in the UK, the Cotswold Water Park has for a long time been a best kept secret and it seems that the secret is out and it is now becoming a major tourist destination! South of Cirencester and north of Swindon the Cotswold Water Park covers just over 40 square miles. The whole area which is made up of 150 different lakes, a series of lovely old Cotswold villages, the infant Thames is a haven for a wonderful array of wildlife and leisure activities.

Location Information

Pochard Lodge is located at the Cotswold Water Park. Only a short drive to the old market town of Cirencester with a variety shops, pubs and restaurants.

The City of Bristol is only a 50 minute drive away and hosts many attractions such as the Clifton Suspension Bridge, Brunel's SS Great Britain & Bristol Zoo.

Within a mile of the lodges is the Gateway Centre with the Thames Path, National Cycle Route 45, Lakeside Brasserie and gym, The Boathouse, De Vere Cotswold Water Park Hotel, Spa 6, horse riding and an impressive range of watersports.

The property is set in the 40 square mile Cotswold Water Park in a tranquil, quiet grounds with its own veranda overlooking Lake Pochard. Ideal for fishermen, nature lovers and the adventurous.

When you submit a booking via our online reservation system you will receive an automatically generated booking summary by email to the email address you provide in the booking form. This does not form a contract between us. A contract shall only arise when your booking is subsequently confirmed in writing via a letter of confirmation sent to you by post or email.


1.

A deposit of 25% per lodge is required, together with a signed booking form. The person signing the booking form, who must be over 21 years of age, has the authority and responsibility, to accept all the conditions on behalf of all the other party members.

2.

Payment of the balance of the total cost of the holiday is due two calendar months before the date of commencement of the holiday, or in full at the time of booking, if within two months of the holiday. Failure to comply may result in the cancellation of the holiday and forfeiture of the deposit and payment of full cancellation charges.

3.

On arrival, an inventory deposit of £150 will be taken and this will be held against damages, losses, and excessive final cleaning. Your liability is not limited to £150.

4.

Cancellations must be received in writing. Cancellations will result in the loss of the deposit, and unless the accommodation is relet, liability for the total cost. Holiday insurance is strongly recommended. For an amendment to the booking, there will be a £10 charge to cover administration costs. In the event of cancellation an administration fee from £30 per cottage will be charged.

5.

The number of persons in a three-bedroom lodge shall not exceed six, in a two bedroom lodge shall not exceed four, unless agreed in writing. Extra charges apply.

6.

Groups of single sex parties will be accepted if pre arranged.

7.

Reasonable access to the properties by representatives of Lake Pochard must be allowed at all times.

8.

Behaviour of guests, and visitors, should not be excessive or rowdy, especially at night. Offensive or illegal behaviour will not be tolerated. You must show consideration to the owners, your neighbours and other guests. The owners reserve the right to recover from the person making the booking, any discretionary compensation payment, or discount, we may have to pay to any other guests, as a result of your actions, or a member of your party, or of visiting friends.

9.

Failure to comply with any of the booking conditions may result in the party(ies) being asked to leave immediately, if in our sole discretion, the owners feel the conditions have been infringed. No refunds will be given in these circumstances.

10.

Improvements, maintenance and refurbishment to the facilities in the lodges, the grounds, and the cafe are carried out throughout the year. The owners will always do their best to ensure guests are not inconvenienced. No compensation will be paid if afacility is not available, but they will do our best to provide a suitable alternative.

11.

Safety of children: the site is right beside a lake and children must be supervised at all times and are the sole responsibility of the parents or guardian.

12.

There is Strictly No swimming in any of the lakes.

13.

Liability: Personal belongings are the responsibility of each member of the party. The owners accept no liability whatsoever for any accident, loss or damage to your property, unless such loss etc is demonstrably due to our negligence. We cannot be held responsible for the failure of public services (e.g. water, gas, electricity etc) or any disturbance which is beyond our control. In all cases, except personal injury or death, the owners liability to you for the total of all claims arising out of your holiday is limited to the cost of the booking.

14.

Arrival and departure times: Your property will be ready for you after 3pm, and guests arriving earlier are welcome to have lunch in the cafe, and use the facilities. On departure day, guests must vacate their accommodation by 10am. Later checkouts will be charged for.

15.

Prices are correct at the time of publication but may change without notice with the exception of confirmed bookings. Confirmed bookings will not alter other than to reflect any changes in tax. E & OE.

The owners reserve the right to refuse any booking.

Lake Pochard Fishing

Important Information

  • This location offers a purpose built commercial match lake known as Walters Lake & Pochard Lake, the specimen carp lake.

  • Valid rod licence must be carried at all times when fishing, this can be purchased from The Post Office online or in person.

  • If you are planning to fish Pochard Lake, (the specimen lake), please call or email the owners beforehand using the contact details below to check availability of swims, as failure to do so may result in none being available. Fishing is permitted from dawn until dusk on the green lane in the match lake (Walters Lake) and 24 hours a day in Pochard Lake.

  • Note to all anglers -
  • Pochard Lake has dense weed from June through to September.
  • Anglers must gear up and seek advice from staff.
  • No particle mix, loose feed bollies or pellet only.

  • Walters Lake (match lake) -
  • Approx. 4.5 acres & fishing comprises of 4 match lanes (green, white, blue & red) with 72 pegs.
  • Contains a good stock of mirror/common Carp along with roach, rudd, perch, bream & tench. Lake rules apply.
  • Fishing on Walters Lake is 8am to last light.

  • Pochard Lake (lodge guests, owners only) -
  • 11.5 acre specimen lake with fish over 35lbs & a good stock of lower & upper 20lb/30lb fish.
  • Fishing is from designated swims only. No fishing from the lodge bank.
  • Guests of the lodges can fish overnight & bivvies are allowed, lake rules apply.
  • From spring to autumn the lake is very weedy which can make fishing more challenging but this still doesn't mean that the venue could be considered difficult to fish.

  • Fishing charges -
  • Fishing charges - There will be a one off charge of £15 (£20 for holidays in 2022) per angler per lodge to fish Pochard Lake (the specimen lake) or the green lane in Walters Lake (the match lake). This is payable on check in at lodge 13.

  • Walters Lake Fishing Rules -
  • The following rules are for the benefit of all anglers (pleasure and match) & must be adhered to with no exception. Lake Pochard Management Ltd reserve the right to ask you & your group/club to leave if the rules are breached:
  • All fish must be handled with care & netted before banking.
  • One rod/pole only fished at any time.
  • Barbless hooks only/maximum hook size 10.
  • No braided hook links or line.
  • No fixed leads, must be free running.
  • Method feeders must be free running.
  • Ground bait used sparingly, no particle mix.
  • Fishing off platforms only (not off grass in winter). No extension platforms.
  • No floating baits / no boillies or nuts / no cat or dog food.
  • Keep nets only to be used in organised matches – fish safety is paramount (don’t overload).
  • No silver fish in same net as carp.
  • All unused bait must be taken away.
  • All fish must be returned, no movement of fish.
  • No children under 14 to be left unsupervised.
  • No alcohol permitted on site.
  • No radios or bite alarms.
  • Dogs permitted with discretion (from the management) as long as on a leash at all times & dog fouling is removed.
  • No fires or BBQs.
  • All litter must be taken away.
  • No wadeing or swimming allowed.
  • Day tickets must be purchased before taking a peg & prior to fishing. All unhooking mats/landing & keep nets must be dipped at stations provided. Random checks are carried out for tickets & lake rule compliance.

  • Pochard Lake Fishing Rules -
  • The following rules are for the benefit of all anglers who fish Pochard Lake; irrespective of your experience, these must be adhered to without exception. Lake Pochard Management Ltd (or those appointed) reserves the right to ask you or your group to leave if the rules are breached:
  • Maximum 2 rods fishing.
  • Only fish from designated swims.
  • No destroying natural vegetation.
  • No fishing from lodge bank.
  • Barbless & micro barbed hooks only.
  • No tether rigs.
  • No fish to be retained or removed from the lake.
  • Unhooking mats must be used at all times. All mats/slings & nets must be dipped before fishing at stations provided.
  • Rods must not be left unattended.
  • Swims may be left with bivvies erected if not fishing during daylight hours, but at angler’s risk.
  • No bait boats.
  • Minimum 15lb main line, no braided main line.
  • No open fires/BBQs or alcohol permitted.
  • All rubbish to be removed.
  • EA Byelaws apply.
  • Fishing must not commence before your check-in time of 3pm & your swim must be vacated on your departure day by your check-out time of 10am.
